MNK Unlimited FAQ's

  • Do you offer free estimates, and what all is involved?
  • Yes we do. We will come to your home, look at the project area, and help you design a deck to fit your needs and budget, all based on your own ideas and our input. Most of the time we can design, draw up and piece the project in one visit.

  • What kind of projects do you undertake?
  • Our mainstay is building custom designed wood decks. Remodeling and expanding existing wood decks has become very popular in recent years. We'll also undertake all the wood structures that accompany a deck such as: Arbors, Pergolas, Screen & Sunrooms, Tiki Bars, Fences, Docks, etc.

  • What materials do you work with?
  • For ground contact and load bearing reasons, all wood deck under structures are made of pressure treated lumber. The wood deck can then be covered with either pressure treated, cedar, or composite materials, along with flooring, railings, and perimeter skirting.

  • How does the entire process go?
  • After deciding on a design with a working drawing and descriptions, we'll sign a rudimentary contract describing the project, listing a target construction date, as well as the length of time to complete the project. A $100.00 deposit is due at contract signing, 50% at the start of the project, with the balance due at the time of completion. Method of payment is check, Cashiers Check, Cash, or Paypal.

  • Does a wood deck make financial sense?
  • Aside from the enjoyment you'll receive from your new backyard living area, and the new entertainment possibilities, you'll add curb appeal and marketability to any future sale of your property. On average, you'll get back 80% to 125% of the money you spend on the initial project.

  • Why does my deck turn gray, is it just dirt?
  • No, the cause is not dirt, the grey is caused by UV rays from the sun and over time they break down the wood causing the grey color we see.

  • Treated wood has preservatives in it, why do I need to protect it?
  • The preservatives in treated wood protect against rot and insects, but not against weather. Treated wood needs to be weatherproofed to make it last.

  • How soon after my new deck is built should I protect it?
  • UV rays begin working on a deck immediately breaking down the wood fibers. We recommend giving your deck a good quality sealer (treated wood) as soon your deck is build. If you prefer a semi- transparent stain, wait 3 to 6 weeks. During the spring and early summer most treated wood tend to be very green because of the demand, give the wood an extra 2 weeks before applying any sealer or stain.

  • I like the color of treated wood; can I get a clear sealer?
  • Yes you can get a clear sealer; unfortunately clear sealers do not have good UV protection qualities built into them. The wood will continue to gray at a slower rate. A better option is to apply a semi-transparent stain which would give you the added UV protection that comes from a tinted sealer. (the darker the tint, the more pigments what in turns gives more protection)

  • I like composite decking because they are maintenance free, is it?
  • No, there is no thing like no-maintenance. Low maintenance decking would be a better term. Because your deck is exposed to the elements, a periodic cleaning is needed to prevent mold, mildew and algae. Pollen, leaves and dirt on your deck are a good food source for bacteria to grow. Depending on the location a good sweep and scrubbing the deck with water and a detergent is in most cases all that is needed.

  • What about scratches and stain?
  • This is one of the biggest concerns customers have and for good reasons. You do need to treat your composite decking with care like a hardware floor inside your house. Don’t drag heavy furniture over the deck, use covers under your flower pots, a grease pad under the grill, some common sense and your deck will look good for many years to come.

  • Are the posts set in concrete, or on pier blocks?
  • We can do either. An estimate will assume the posts are set in concrete, unless you specify otherwise.

  • How long will it take to build my deck?
  • We can usually have a deck completed within 1-2 business days, though of course construction time is totally dependent on size. We do many specialized multi-level decks, so even on larger projects you can be assured we will build not just well, but quickly too!

  • Are you insured?
  • Yes, we are licensed and insured for your protection.
